How it works
Price per square metre is real estate's common currency: divide the price by the surface and every property, big or small, becomes comparable on one axis. A 250,000 apartment of 50 m² costs 5,000/m²; a 300,000 one of 75 m² costs 4,000/m² — bigger price, better deal. It is the fastest way to spot outliers in a market: line up several listings from the same neighbourhood and the overpriced one stands out immediately, before you even visit. Compare like with like, though. Make sure surfaces follow the same definition (habitable area versus total floor area — balconies, cellars and gardens are often excluded or weighted), and remember the metric ignores floor level, condition, light and layout. Use it to shortlist, not to decide alone.
