How it works

Fees = price × rate ÷ 100

When property changes hands, the buyer usually pays a package of acquisition costs on top of the price — commonly grouped as "notary fees". This calculator applies your rate to the purchase price and shows both the fees and the all-in total. Despite the name, most of the package is not the notary's pay: the bulk is transfer taxes and registration duties collected for the state, plus disbursements; the notary's own regulated remuneration is a modest slice. Rates depend on the country and on the property's age. In France, for instance, existing homes carry roughly 7–8% while new builds fall to about 2–3% — a difference that can exceed the cost of a kitchen. Budget these costs from the start: lenders often will not finance them, so they typically come from your own savings.

Frequently asked questions

How much are notary fees?

Often 7–8% on a resale and 2–3% on a new build, but it depends on the country.

Are these fees included in the price?

No — they are added on top, so budget the total shown here.

Why are the fees lower on a new build?

Because most of the package is transfer tax, and new properties are usually subject to lighter registration duties (often with VAT already inside the sale price). That drops the typical rate from ~7–8% to ~2–3% in countries like France.
